Consider the timing for every deal.  This is a short - term hard money loan, which comes with relatively higher interest rates than conventional mortgage. Therefore it is important to do things timely.
These are the few things to consider:

1. Plan to secure required permits early.
2. Inform your contractors to work with plans.
3. Draw contractor's compensations timely.
4. Return all documents required for renovation reimbursement timely.
